Hasbrouck Heights Split-Level Driveway — Apron Failure Fixed at the Source

The Problem
A homeowner in Hasbrouck Heights had a split-level with a driveway apron that kept failing at the garage end — same crack pattern every year, opening up every spring. The garage sits at the lower level and the apron transition handles the grade change from the driveway to the garage floor. They’d patched it twice. What We Did
The apron failure was coming from two directions: a downspout from the garage roof was discharging at the apron, and the grade at the garage transition concentrated drainage toward the structure instead of away from it. We rerouted the downspout discharge away from the paved area, reshaped the apron grade to pitch away from the garage door, and replaced the full driveway with proper depth. A parking pad alongside the driveway that had isolated cracking got crack sealing on the same mobilization.

The Outcome
The apron crack hasn’t returned. The homeowner also said the garage floor is noticeably drier after rain events — the downspout rerouting made a difference inside as well as out. The crack sealing on the side pad extended its serviceable life without unnecessary replacement.
